So, you're looking for a Real Estate Professional to list your home. When Agent X tells me they will buy the house if it doesn't sell, you need to consider what that means. The Agent shows you all of the data (I hope), that leads you to believe the house is worth $300,000.
Fast forward to months later, and the house is still sitting there unsold. Do you think the Agent will pay you $300,000? The correct answer is NO. You see, they will need to turn that house quickly to make a profit. The only way to do that is to agree to a low price, just to get it off your hands. This is very similar to whole selling your home, which was the topic of a previous post.
In my humble opinion, this is nothing more than a marketing ploy to get you to sign the contract. I find this to be a conflict of interest! We are hired to get you the most amount of money in the shortest amount of time.
Arizona Home Brokerage does not participate in this type of legal, but questionable tactic. Be careful out there.
